It’s your job to figure these things out and decide if the numbers the bank is showing you are real for you. The bank will say you qualify for a half million dollars mortgage. The fact that these loans are backed by the federal government allows lenders to be more lenient with down payment requirements. Do the math ahead of time, and choose the path that works best for you. Mortgage insurance is what makes it possible to qualify for a home loan with a 5% down payment. You just have to realize it’s an added cost that will increase the size of your monthly payments.

If you are purchasing a $300,000 home, you'd pay 3.5% of $300,000 or $10,500 as a down payment when you close on your loan.
